8 Home Selling Tips and Considerations

In our last blog post we discussed the needs of anyone who was thinking about purchasing a home in 2015. Of course, purchasing a new home means you have to sell the one you are currently living in.

Just as buying a home requires forethought and planning, selling a home demands work on your end. No one wants to be “that home on the block that’s been for sale for months,” so try putting these tips into action if you want to sell your home this spring.

  1. An appraisal is a must- getting the price right is difficult on your own, so use a professional appraiser to make sure the job is done right. Make sure to get any analysis in writing, and use a recommended professional appraiser.

  2. When selecting a real estate agent, cheap isn’t always best- the right Real Estate Agent is a large part of a happy home selling story. Be wary of deals that seem too good to be true. 

  3. Put some money into improvements- obvious flaws may be an obstacle to selling your home, so make the little changes that have a large impact: eliminate odors, get rid of stains and keep up your home’s curb appeal.

  4. Be aware of pricing too high- home pricing is always a hot topic. Things to take into consideration: not what you paid for your home, but prices paid for other homes in your neighborhood, as well as homes out of your neighborhood that are comparable to yours.

  5. Pack up the knick-knacks- a buyer wants to imagine themselves in your home, so your stuff needs to go. Personal photos, decorations, and anything that’s cluttering up the space needs to go so buyers can envision their stuff in your home instead.

  6. Give potential buyers space- having a prospective buyer is exciting, but suffocating them with every last detail as they walk through your home is a definite turn off. Give them some privacy to walk through your home and imagine themselves in it.

  7. No pre-approval, no deal- in short, this could end up wasting months of your precious time if the buyer isn’t pre-approved.

  8. Live the “listed” life- when your home is on the market it has to be as close to perfect as possible. Daily cleaning and being flexible for showings may mean some sacrifice on your part.

Being in between selling your current home and purchasing a new one can be a challenge, so hopefully using these tips helps you sell your home faster.
